On sectional steel tanks, the roof can contribute to the overall stability of the structure, particularly where internal tie rods, supports and purlins form part of the original design.

When corrosion develops or roof sheets begin to lose their integrity, the risk is not confined to water entering the tank. Loose panels, weakened purlins and failing fixings can make planned inspections unsafe. Warning signs include sagging roof areas, uneven panel lines, loose fasteners, movement in sheet overlaps and deflection around access hatches. These conditions should not be dismissed as age-related appearance. They may indicate a loss of structural support and an elevated risk during maintenance access or adverse weather.

Persistent leaks or internal evidence of water ingress

A small leak can be the visible symptom of a larger failure in the roof system. Water marks beneath roof joints, damp insulation, debris in the tank or repeated reports of rainwater entering through a hatch all warrant investigation.

The source is not always the most obvious opening. Failed seals, degraded joint tapes, poorly seated roof panels and corrosion around penetrations can all permit water ingress. Repairing a single leak may be appropriate where the roof is otherwise in sound condition. Recurrent leaks in several locations usually point towards refurbishment or replacement planning.

Unsafe access hatches and walkways

Access arrangements deserve the same attention as the roof itself. A hatch that no longer closes correctly can allow contamination and weather ingress. Corroded handrails, unstable walkways or degraded safety grilles may prevent safe inspection and increase the risk of falls.

A roof does not have to collapse to be considered unsuitable for continued service. If competent personnel cannot access and inspect the tank safely, the asset is already presenting an operational and compliance concern.

Repeated repairs with diminishing results

Repair remains a sensible option for many sprinkler tanks. A well-scoped repair can extend service life and avoid the cost and disruption of full replacement. However, repeated call-outs for leaks, loose panels or failed seals can show that the roof has reached the point where local intervention is no longer commercially sound.

The decision should be based on condition, not simply age. Some older roofs remain serviceable after targeted work, while a younger roof exposed to aggressive industrial environments or poor drainage may deteriorate much sooner.

When repair is suitable and when replacement is the better option

The most appropriate solution depends on the survey findings, tank construction, access constraints and the condition of associated components. Localised corrosion, isolated failed fixings and a limited number of damaged sheets may be addressed through planned repair, provided the supporting structure remains sound.

Roof replacement becomes the stronger option where corrosion is widespread, structural purlins have degraded, multiple leaks are present or safe access cannot be maintained. It is often practical to replace roof sheets and purlins as a coordinated programme, rather than installing new sheets onto aged supports that may fail prematurely.

A replacement roof can also be considered alongside wider tank refurbishment. For example, a tank approaching relining, coating repair or fibreglass remediation may benefit from a coordinated scope of works. Combining access, survey and remedial activity can reduce repeat mobilisation and help minimise disruption to the site.

There is no universal answer on whether the tank must be drained. The method will depend on the roof design, required works, safe access provisions and the fire protection strategy for the premises. Maintaining sprinkler protection while work is undertaken requires careful planning with the site, insurer and fire protection parties where applicable.

Start with a competent condition survey

Ground-level checks have value, but they cannot confirm the integrity of concealed purlins, internal fixings or roof penetrations. A specialist survey should establish the roof's construction, identify corrosion patterns, assess structural members and review the condition of hatches, vents, gutters and access equipment.

The survey should also consider the wider tank. Roof failure can be connected to overflowing gutters, poor site drainage, damaged external coatings, compromised seals or corrosion at the upper tank sections. Treating each item in isolation can create avoidable future costs.

Clear survey findings allow a planned decision: monitor, repair, refurbish or replace. This is preferable to reacting after a leak, failed inspection or unsafe access issue forces emergency action.

Managing the work without compromising fire protection

Before roof work starts, establish how the premises will remain protected. This may involve temporary impairment procedures, liaison with the sprinkler contractor, notification to insurers and controls for hot works or access at height. The exact measures will depend on the site's risk profile and the extent of the intervention.

The contractor should provide a defined scope, safe system of work and clear proposals for materials, fixings, weatherproofing and reinstatement. On completion, the roof should be inspected for correct installation, secure access points and effective exclusion of water and debris. Photographic records and condition reporting provide a useful maintenance baseline for future inspections.
